Landlord Protection Insurance is not a legal requirement, however some banks may require you to purchase landlord insurance when purchasing an investment property. Yes, we assist with all kinds of matters relating to the preparation of getting your property ready for rent, including key collections from sales agents or walk through with builders.

We are a mobile based business, covering the Gold Coast, Brisbane and Ipswich Regions.

Our tenant screening process includes thorough background checks by cross referencing rental references, employment and income checks.

We prefer to use email or writing as our best form of communication, this ensures we are documenting all details down accurately and guarantee you a 24 hour response rate!

We follow a systematic approach as per legislation that includes notifying the owner of rent arrears and issuing reminder & breach notices as per the owner’s instructions.

Tenants must submit photos, videos and a detailed description of when and how the maintenance issue has occurred, from there our maintenance team will follow up, review the maintenance and liaise with the tenants and landlord on appropriate plan of action.

We conduct quarterly routine inspections to ensure the property is well-maintained as per the tenancy agreement and to identify any potential maintenance issues that may need attention.

Financial Rent Disbursements

You can choose to receive your rent fortnightly or monthly.

We only charge 3 fee’s to market, lease and manage your properties. 

  1. 1 Weeks Letting Fee + GST. 
  2. On going Monthly Management Fee on rent received. 
  3. Advertising fee to have your property advertised on all major marketing platforms including premium advertising on REA. This includes free drone aerial shots, Virtual AI Staging and a standard Floor Plan (if you don’t have one). We do not have any other hidden costs.

We provide detailed financial reports on a monthly basis, which is also accessible through our online 24/7 portal, including income, expenses, and any other relevant financial data about your tenancy.

Compliance and Legislation

Our team stays up-to-date with all relevant tenancy laws and regulations, ensuring that all our practices comply with the legal requirements to protect both landlords and tenants

The terms for terminating the management agreement are outlined in the contract. We require a notice period, typically 30 days or less if we agree, to ensure a smooth transition.

Yes, we manage the entire eviction process in compliance with Queensland tenancy laws, including serving notices and representing the landlord in tribunal hearings if required.

Marketing Campaign

We conduct half day open homes for all our vacant properties. We will set up a table and chair, open home sign boards, QR Attendance sign in sheets and refreshments for prospective tenants. We will follow legislative time periods for properties that are occupied and utilise modern techniques such as sending video walkthroughs and allowing for applications prior to viewing the property.

While this can vary, our average time to lease a property is 2 weeks, depending on market conditions and property location and of course, price point.

We create visually attractive images with virtual AI staging, up to 3 drone images, floor plan (if you don’t have one) and clear and easy to read property description which is listed across all major advertising platforms including premium advertising on REA and social media reach with videos.
